Residents need to understand something behind the repeated elevator breakdowns.

Jakarta – Actress Prilly Latuconsina strongly criticized the management of Izzara Apartment in Jakarta for repeated elevator breakdowns. Prilly expressed her protest via her personal social media account on Monday, November 10, 2025, highlighting the losses and inconvenience experienced by residents.

According to a report originally published by Beritasatu.com on that date and time, Prilly stated that the elevator had broken down more than 10 times in recent times. Her frustration peaked when she had to use the freight elevator, which was filled with trash and moving items after returning from filming at 4 a.m. She also recounted the elevator's sudden shutdown while she was inside.

The actress urged the management to immediately make repairs, considering that the monthly rent paid by residents was expensive and disproportionate to the damaged facilities.

In response, the apartment management immediately announced via their social media accounts that the elevator had been repaired and was functioning normally again.

  2. Non-Escalated Incidents: There should be a clear escalation mechanism:

    • Minor: A minor problem that is resolved within 1-2 hours.
    • Medium: A problem that requires minor part replacement and must be resolved within 4-6 hours.
    • Major: An elevator breakdown during operation (as Prilly experienced) involving the safety circuit or motor. This incident requires immediate escalation to upper management and the lead technician.

2. Incident Responsibility and Transparency

The question of who is responsible when an incident occurs is crucial, especially as it concerns safety and the costs that have been paid:

  1. Incident Liability: In all cases, the Building Management Body (Joint Management Body/Management Corporation) is primarily responsible to the occupants. If an incident is caused by negligence or part failure, the manager must hold the vendor accountable in accordance with the Service Level Agreement (SLA) in the contract. Serious incidents involving safety may result in legal liability for the manager.

     

  2. Contract Transparency: To ensure accountability, tender documents and elevator vendor contracts should be disclosed and reviewed by resident representatives. If the agreed-upon contract is for low-cost maintenance, vendors tend to compromise on the quality of spare parts, leading to repeated failures.

To ensure the safety and quality of the facilities residents pay so much for, apartment managers need to implement professional elevator management standards, from a transparent procurement process (tender) to troubleshooting.
